That is down 1.0% over twelve months, at a time when West Sussex edged up 0.3%, the South East rose 1.2% and England as a whole rose 2.3%. Chichester is one of the places going backwards while the market around it inches forward.

That headline hides an enormous local spread. Sold prices recorded by HM Land Registry over the last twelve months put the median in Selsey at £340,000 and the median in West Wittering at £573,250. Those two places are seven miles apart on the same peninsula.

The district average, and what moved

Three patterns come out of that list.

The Manhood peninsula splits sharply. West Wittering at £573,250 and Bracklesham Bay at £452,500 sit above the district’s town, while Selsey at £340,000, on the same road out, is well below it. Selsey also has the second highest sale count in the district after Chichester itself, so this is a large, liquid market, not a handful of trades.

The northern parishes are the expensive ones. Loxwood, Wisborough Green and Fernhurst all clear £565,000. These are the inland villages in the top of the district, several of them inside the South Downs National Park, where large detached houses on generous plots dominate the sales.

Chichester city is cheaper than most of the district around it. The city’s £362,500 median reflects a mix that includes a lot of flats and terraces close to the centre, which is why the city sits below Bosham, Lavant and Westhampnett only a few miles away.
